Focus on increased energy efficiency

Today practically all tendering processes concerning asset management include a demand for quality and environmental certification or the equivalent. Except for ISO standards which have been available on the market for quite some time now, and implemented at Newsec, there is now an official authorization of property managers available. The first property managers were authorized in November this year, four of them employed at Newsec.  

The urge to reduce running charges and increase energy efficiency has resulted in a much greater awareness of and interest in environmental friendly solutions. Improved levels of energy consumption generates added value to both owner and tenants. It is also a way for the owner to signal commitment to sustainability and energy efficiency and, more importantly, a mean to meet new and stricter demands from tenants. We have taken the step towards a greener management together with our clients. Those who are not there yet will soon be with our support.

Property owners of all sorts are much more active and from a management perspective, I dare say, professional as clients today compared to a few years back. They know what they want, how to ask for it and how to follow up. Our chances of making an excellent delivery are drastically improved and it shows in the value of the properties. This has also opened up for a new way of charging and more flexible agreements. We believe that we are (although slowly) moving away from the rigid price per sq. m. pricing towards agreeing on required resources and service level and incentives generating alignment of interests.
